North Hertfordshire Council seek market feedback on regeneration for Hitchin town centre

The emerging approach looks at the Churchgate area in the heart of the town [Deadline 5 June 2026]

North Hertfordshire Council seek market engagement on an approach to the regeneration of the Churchgate area in Hitchin town centre.

 

The area, including shopping centre, Hitchin market and car parks, is set to be developed into a high-quality scheme featuring new homes, updated market, commercial opportunities and expansive public realm.

 

As an area key to the economic, social and civic function of the town, the emerging approach will be key to securing the centres future as the heart of the town.

 

Over the last 20 years, many plans I the area have fail but it’s redevelopment is set out in the North Herts Local Plan. The site, a 1970s development, was finally purchased by North Herts Council in August 2022 to take control of its future.

 

This preliminary market engagement follows development principles set out in May 2025. Since this time, member workshops, technical analysis and engagement with the market has been completed. This includes detail analysis of the existing assets, parking and accessibility, capacity, land use and insight into market appetite.

 

At UKREiif in May 2026, the Council will be hosting an informal briefing session during breakfast to discuss the opportunity.

 

Feedback will be used to inform the Council’s future strategy and any subsequent procurement.
