Wembley Park is North West London’s thriving 365-day neighbourhood – the culmination of 20 years’ investment in new homes, retail, greenspaces, leisure venues, cultural attractions, workplaces and more. Conceived, built and curated by Quintain, the neighbourhood has transformed from an expanse of carparks surrounding Wembley Stadium into a community of 13,000 residents. With key masterplan projects completing in 2025, including the seven-acre Union Park and 650 new rental homes, it’s clear why Wembley Park was named in The Sunday Times’ Best Places to Live 2025.

Wembley Park is North West London’s thriving 365-day neighbourhood – the culmination of 20 years of investment in new homes, retail outlets, green public spaces, leisure venues, cultural attractions, workplaces and more. Conceived, built and curated by Quintain, the neighbourhood has transformed from an expanse of flat-surface carparks surrounding Wembley Stadium to being named in The Sunday Times’ Best Places to Live 2025. Quintain’s £2.9 billion investment and 6,000 new homes have drawn 13,000 residents to the 85-acre neighbourhood to live, work and play. In 2025, key milestones of the 20-year masterplan were reached, from completion of the seven-acre Union Park to the opening of over 650 new rental homes at Solar and Luna. 
 
Extensive events programming brings Wembley Park to life, creating opportunities for residents to connect and celebrating the area’s vibrant cultural diversity. Strengthening the neighbourhood through shared passions has included:

Wembley Park is thriving due to its community – those who live, work, learn and play there. Quintain, whose stewardship oversees all aspects of life in Wembley Park, has created a considered balance between residential, retail and leisure, delivering a 15-minute neighbourhood with inclusivity at its heart. A strong commitment to community-building supports deep-rooted, long-term connections. Wembley Park runs free neighbourhood-wise events, engaging broad and diverse sections of the community, without cost being a barrier. Quintain Living, which manages 3,500 Build-to-Rent apartments in Wembley Park, runs regular events for residents to deepen their sense of place and home, from supper-clubs to fitness workshops. Wembley Park’s range of independent shops and London Designer Outlet’s 80 stores, together with a GP ‘super surgery’, optician and supermarkets, provide for daily essentials. 2025’s completion of Union Park has provided a new place for locals to connect with nature and each other. Wildflower meadows, ponds, sun-loungers, playgrounds, dog-friendly areas, lawns and largescale art installations – including London’s longest hand-painted mural and a butterfly sculpture created with local asylum-seeking children, both completed this year – delight diverse visitors. The breadth of attractions was carefully designed to maximise locals’ sense of engagement. With new art installations, free concerts, pop-up markets, Fresh Arts’ children’s holiday clubs and more, Wembley Park is a thriving neighbourhood that meets the needs of all. Close communication and attentive stewardship lie at the heart of this, tying facilities, events and services together to ensure every resident can thrive and feel at home.

Quintain’s GRESB rating of 83/100 (industry average: 75) highlights its commitment to environmental and social responsibility. Its sustainability strategy puts people, place and property at the heart of governance across its 500,000 sqft of retail space, 35 acres of public realm/private gardens and 6.6 million sqft of completed development at Wembley Park. Committed to going beyond, Quintain is evolving Wembley Park in a meaningful and holistic way. With 13,000 residents and annual footfall exceeding 16 million, Wembley Park represents a significant ESG opportunity. Quintain’s strategic ambition is to achieve net zero carbon by 2040 and ensure its assets/infrastructure are resilient in the face of climate change. Its GRESB social score of 24/26 (industry average: 21) emphasises Quintain’s dedication to sustainable community development. Hosting events and activities plays into this, as do cultural anchor tenants such as the Royal Philharmonic Orchestra (RPO) and Punchdrunk Enrichment. The RPO will offer events/workshops at its Wembley Park HQ; Punchdrunk has transformed a 3,000 sqft warehouse into an immersive community performance space. This builds on Quintain’s legacy of making arts accessible via unexpected locations to make cultural accessibility universal, such as hosting ‘Wemba’s Dream’ in Green Parking. This Christmas, the RPO continues the trend, delivering a special concert in BOXPARK. Quintain’s Second Floor Arts partnership has created 56 affordable studios, supporting 80 local artists and creators.
